Staying cool during the hot months is an important part of a healthy home. Under the county law, Bill 79-25, passed on November 3, 2025, there are new rules to make sure tenants have access to working air conditioning.
What does the law say?
If you live in a "multiple dwelling" (like an apartment building) and your landlord provides air conditioning, they are legally required to keep it working properly.
Landlord Responsibilities:
- Keep it Working: Landlords must maintain air-conditioning systems to properly cool the home to safe, comfortable temperatures.
- Provide Backup Cooling: If the main air conditioning system breaks down, landlords must provide temporary, alternative cooling relief to tenants while repairs are being made.
What happens if a landlord does not fix the AC?
If a landlord fails to fix the air conditioning or provide backup cooling relief, they can face fines. Furthermore, Anne Arundel County has the right to step in, provide temporary cooling equipment to the tenants, and bill the property owner for the costs.
